Alenda Mediterránea: Specifications

Plans
Foundation and structure:
  • Reinforced concrete foundation and structure, in accordance with current regulations on earthquake resistance, specific regulations on reinforced concrete, etc.

Roof:

  • Sloping roof with ceramic tiles and watertight and insulated flat terraces, finished with anti-slip tiling.
  • Upper floor solarium with pergola formed by joists resting on concrete girder.

Walling and partitioning:

  • Cavity wall formed by brick outer face based on a rendering of cement and special paint for exteriors, combining colours, with thermal and acoustic insulation in air chamber, and interior partitioning walls covered with plaster.

Exterior carpentry:

  • Lacquered aluminium.
  • PVC roll-up shutters with compact easing in bedrooms.
  • "Climalit" type glass in outside windows, except bathrooms and toilet.

House interior:

  • Marble paved floor on ground floor and staircase (except bathrooms, toilets, kitchen, balcony and ground floor and upper floor terraces), and stoneware ceramic tiling on upper floor and in damp rooms (1st quality tiling).
  • Walls of bathrooms, toilet, kitchen and balcony with 1st quality ceramic tiles. Interior wall faces plastered, with nosings on- corners and with fine plastic paint in fine "gotelé" finish.
  • Main bathroom ceiling (upper floor main bedroom) and kitchen with flat plastic paint on plaster and detachable ceiling in upper floor bathroom 2 and ground floor toilet.
  • Decorative plaster corners rnouldings in lounge.

Interior carpentry:

  • Corridor and fitted wardrobe doors in oak (fitted wardrobes, with luggage shelf and clothes rail). White lacquered reinforced steel front access door to all houses with; telescopic peephole, reinforced interior, anti-leverage hinges and security lock.

Installations:

  • Terrestrial TV plugs and four channels by satellite (SKY digital channel is not included) in lounge, kitchen and main bedroom in accordance with current regulations on telecommunications installations.
  • Plumbing Installation for hot and cold water, with copper piping; and PVC waste pipes in accordance with regulations on soft water supply drainage and sanitary installations in housing.
  • Hot water supply by community propane gas (individual heaters situated in balcony).
  • Vitrified porcelain sanitary ware of 1st quality national brand. Top quality mixer taps in bathrooms, toilet and kitchen.
  • Laundry basin in balcony.
  • Plumbing and drainage installation for washing machine and dishwasher.
  • Tap for irrigating situated outside houses.
  • 8 kW electrical installation, in accordance with all specifications included in the low tension Electrotechnical Regulations.
  • Gas installation for cooker and heater (community gas propane installation).
  • Entry phone to control pedestrian access and entrance bell in each house.
  • Pre-installation of air-conditioning, independent system for ground floor and upper floor.
  • Pre-installation of heating.
  • Pre-installation of security system (pre-installation of presence detectors, keyboard and alarm).

  • Fitted kitchen with Spanish granite worktop, equipped with cooker with 4 gas burners (community gas), electric oven and extractor hood.
  • Urbanisation:
  • Houses with private garden, completely fenced in.
  • Private parking place for each house.
  • Community swimming pool in the centre of residential area for private use of owners, with a low depth area for children.
